Settlement Officer- MD
The Settlement Officer is the face of the company at the closing table, responsible for conducting smooth, professional real estate settlements while building strong relationships with real estate agents, lenders, buyers, and sellers. This role requires exceptional communication skills, a client-focused approach, and a natural ability to foster relationships that lead to repeat business and referrals. In addition to managing the closing process, the Settlement Officer will actively engage with real estate agents to promote the company’s services and generate new business opportunities for the branch.
Key Responsibilities
Conducting Real Estate Settlements
- Lead real estate closings confidently, ensuring all parties understand and feel comfortable with the process.
- Review and explain closing documents, including loan packages, title policies, and settlement statements, clearly and professionally.
- Ensure compliance with Maryland real estate laws and lender requirements while notarizing and executing all necessary documents.
- Address any last-minute concerns or issues at the closing table to keep transactions on track.
- Deliver a seamless and professional closing experience that strengthens client relationships and encourages repeat business.
Marketing & Business Development
- Develop strong relationships with real estate agents to drive referrals and increase the branch’s closing volume.
- Attend industry events, networking functions, and real estate office meetings to promote the company’s services.
- Conduct presentations and training sessions for real estate agents on settlement procedures, title insurance, and best practices. (preferred, not required)
- Identify business growth opportunities by understanding agent needs and positioning the company as their preferred settlement provider.
- Work closely with branch leadership and company marketing and sales staff to execute marketing and sales strategies that enhance visibility and attract new business.
Communicating with Real Estate Agents
- Serve as the primary point of contact for real estate agents throughout the transaction, keeping them informed on title progress, closing schedules, and any issues that need resolution.
- Build trust and credibility with agents by providing proactive updates, quick issue resolution, and a smooth closing experience.
- Offer guidance to agents on title-related matters, settlement procedures, and best practices to ensure successful transactions.
- Act as a problem-solver, working collaboratively with agents, lenders, and clients to address challenges before they impact the closing.
Qualifications & Skills
- Experience: Minimum 2–3 years conducting real estate settlements in a title company, law firm, or escrow office.
- Education: A high school diploma is required; a bachelor’s degree is preferred.
- Certifications: Maryland Title Producer License required
- Communication & Relationship-Building Skills:
- Strong ability to engage and connect with real estate agents, lenders, buyers, and sellers.
- Excellent verbal and written communication skills, focusing on clarity and professionalism.
- Confidence in leading closing discussions and resolving questions or concerns on the spot.
- Sales and marketing acumen to build agent relationships and drive business growth.
- Technology & Organization:
- Proficiency in title production software (e.g., Qualia, SoftPro, ResWare).
- Ability to manage multiple closings and deadlines in a fast-paced environment.
